At House Smart Surveying, our focus is always on you and your best interests. Our role is to give you clear, independent advice and detailed insight into the true condition of a property, so you can make informed decisions and avoid costly surprises.

A mortgage valuation is carried out for the lender’s benefit, not the buyer’s. It is usually a brief check to confirm the property’s value and may involve only limited inspection, and in some cases, no physical visit to the property at all. It is not designed to highlight defects, risks, or maintenance issues that could affect your purchase.

Our Level 2 Home Surveys and Level 3 Building Surveys are completely different. These are thorough, in-person inspections carried out by experienced surveyors who assess the full condition of the property ,from structure, walls and roofing through to drainage and internal condition. We identify defects, potential safety hazards, legal concerns, and issues that could lead to unexpected repair costs.

Many buyers understandably confuse a mortgage valuation with a full survey. Choosing a professional Home Survey ensures you receive clear, independent advice and a complete picture of the property before you commit.

Great value, and personal 

I used a comparison site to find this company. They came up the best value for money and thought the price was really reasonable.
I got booked in for my level 2 survey very quickly and even had a welcome call. And just before the survey another call to go over any issues I might have had. I then got the survey back. It was so thorough and although not what I necessarily wanted to hear, it definitely saved me a bunch of money on problems. Steven Haine (apologies if the spelling is incorrect) even gave me a call and talked me through all of it to help me understand the outcome. Will be using in future from now on.
